A property can look perfect during a visit and still come with expensive surprises. Buying property in Karachi becomes easier when you know what to check, what to budget for, and when to make a payment. Additionally, these five steps will help you approach the purchase with a clear plan.

1. Set Your Total Budget

Start with the full cost of buying, rather than the advertised price alone. Allow for applicable taxes, registration and transfer charges, legal fees, agreed agency commission, and repairs.

Keep some money aside for unexpected expenses. If you need financing, confirm your eligibility and affordable monthly payment before committing to a property.

2. Shortlist Areas and Visit Properties

Choose two or three neighborhoods that suit your budget and daily routine. Think about your commute, nearby schools, healthcare, and access to main roads.

During each visit, check:

  • Water supply, drainage, and signs of seepage.
  • Electricity, ventilation, and mobile signals.
  • Parking, building maintenance, and lift condition.
  • Street access and any signs of rainwater accumulation.

Visit at different times to judge traffic and noise. Compare similar properties in the same locality, remembering that asking prices may differ from final sale prices.

3. Verify Documents Before Buying Property in Karachi

Before paying a token, have an independent property lawyer review the seller’s identity, ownership documents, previous transfers, and authority to sell. Ask them to check for mortgages, disputes, and outstanding dues.

Confirm records with the authority responsible for that particular property. The Sindh Board of Revenue states that its online information has no legal validity and directs users to service centers for accurate land records.

For buildings, check the approved plan and applicable permissions with the relevant building authority. Where SBCA has jurisdiction, its approved building plan search provides a starting point. Verify the specific building and unit, not just the project name.

4. Put the Agreed Terms in Writing

Once verification is satisfactory, negotiate the price and payment schedule. Record the property details, token amount, remaining balance, transfer deadline, and possession date.

Clearly state who pays each charge and what happens if verification fails or either party withdraws. Have your lawyer review the agreement before signing, and use traceable payments with proper receipts.

A verbal promise about repairs, parking, or vacant possession should also appear in writing.

5. Complete the Transfer and Take Possession

Coordinate the final payment with the applicable registration or transfer process. Requirements vary by property and authority, so confirm the correct procedure beforehand.

Collect the original documents, payment receipts, and written possession record. Check keys, meter readings, outstanding bills, and the property’s condition at handover.

Start by fixing your budget and shortlisting a few suitable properties. Before committing money, make document verification your priority.
